Every kid has a “golden hour” — that magical window where they’re fed, rested, and relatively agreeable. That’s when you want to book your showings. Right after a snack or nap is ideal. You’ll get more time to actually look at the home instead of refereeing a toddler wrestling match in the living room.
When possible, try to tour without the kids. Work with an agent who can arrange private showings during quieter, kid-free windows — like midweek mornings. Not only will you have the space to think clearly, but you’ll also be able to picture the home without the distraction of wrangling small humans.
Before you fall for the views or the kitchen backsplash, scan for dealbreakers. Steep, unprotected stairs? No yard or play area? Awkward bedroom configurations? Cross those off the list now so you can focus on homes that actually work for your family.
In real estate, more isn’t always better — especially with small kids. Keep your outings to 2–3 homes max.
